Built through lockdown.
Designed without compromise.
In 1987, a building stood on this site in Abbotsford. In March 2020 — just as Melbourne entered its first lockdown — demolition began. Over the next two and a half years, through some of the longest restrictions in the world, two concept architects and a custom builder brought 207 & 207A to life.
Every decision was deliberate. From the German tilt-and-turn windows to the hardwired ethernet in every room, the alternative was always a compromise — and the whole point of this build was to eliminate compromises.
The result is two adjoining courtyard townhouses, each with their own title and street address, sitting 3 kilometres from the Melbourne CBD in one of the city’s most vibrant inner-city pockets.

Three levels of considered living
The top level is entirely dedicated to living and entertaining. An open tree-top terrace, directly off the living room, offers views of the iconic Carringbush Hotel — a Victorian-era pub built in 1889 — and the surrounding canopy. Below, two sunny bedrooms with ensuite bathrooms open to a covered lounge terrace. At ground level, a private courtyard suite and home office create a self-contained retreat.
The details that make it different
Every element was chosen because the alternative was a compromise.
German UPVC Windows
Double-glazed tilt-and-turn windows for thermal and acoustic performance. The kind of specification you find in European homes, not Australian developer builds.
Vitsoe 606 Shelving
Dieter Rams’ timeless modular shelving system runs throughout both townhouses. Flexible, beautiful, and built to last decades.
Custom Architect Stairs
Designed specifically for these homes — timber treads on a black steel structure that connects all three levels as both a functional and sculptural element.
Hörmann Garage Door
German-engineered secure garage entry. The same quality standard applied to every detail, from the front door to the carport.
Full Connectivity
NBN FTTP fibre to the premises, mesh Wi-Fi coverage, and RJ45 hardwired ethernet throughout. Ready for working from home, streaming, and everything in between.
Smart Security
Digital keyless entry and external HD CCTV recording. Modern security without compromising the design aesthetic.
Cavity Sliding Doors
Space-saving internal doors that disappear into walls, allowing rooms to open up or close off as needed.
40-Year Depreciation
A full tax depreciation schedule from 2022 to 2062, providing significant long-term financial benefits for owner-occupiers and investors alike.
Three levels, two titles
Each townhouse spans approximately 168 sqm across three levels — with dedicated sleeping, living, and working zones. Both share the same considered layout, mirrored to create two individual homes with their own street addresses.
